I also think it\u2019s one of the most misunderstood money moves people make. So before you jump in headfirst because TikTok told you it\u2019s easy, let\u2019s slow it down and talk like normal humans.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">No hype. No guru nonsense. Just the stuff you actually need to know.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>First: Real Estate Is a Business, Not a Side Hobby<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">This is the biggest mental shift most people miss.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Once you own a rental:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You are a <strong>landlord<\/strong><\/li>\n\n\n\n<li>You are running a <strong>small business<\/strong><\/li>\n\n\n\n<li>You are responsible for <strong>people + property + cash flow<\/strong><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">If that already makes you uncomfortable, that doesn\u2019t mean real estate is bad \u2014 it just means it might not be <em>right now<\/em>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Owning rentals isn\u2019t about liking houses.<br>It\u2019s about liking <strong>managing problems<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Cash Flow &gt; Appreciation (Yes, Even Though Appreciation Is Fun)<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">People love saying:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cReal estate always goes up.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sometimes it does. Sometimes it doesn\u2019t. And sometimes it takes <em>years<\/em> to recover.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">What keeps you afloat is <strong>cash flow<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Rent coming in<\/li>\n\n\n\n<li>Expenses going out<\/li>\n\n\n\n<li>What\u2019s left over each month<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">If the deal only works <em>if<\/em> the property skyrockets in value\u2026 that\u2019s not investing.
